Front Porch Tips

First impressions are important, even when it comes to your home. This is doubly significant if you are planning on selling your home in the near future. Most single family homes for sale in Colorado have a porch area, marrying the living space beyond the front and the great outdoors beyond the porch steps. Having a desirable porch will give potential buyers the right impression of your property. Here are a few tips to get you started. First Impressions Made Easy

When buyers stand on your porch, imagining what it would be like to live there, they are going to notice a messy front yard. Poor yard maintenance will be your downfall at this stage. If your front yard has grass, is it neatly mowed and cleared of debris like leaves and sticks? The high plans of Colorado see some strong winds from time to time, which will blow debris on your property and blemish your lawn. Even if your front yard is xeriscaped, you will probably still need to use a leaf blower every so often to clear the area.

You probably have your porch decorated with a chair or two depending on the size, but don’t forget to decorate the steps. Spruce up this area with potted plants. If your porch is covered, consider adding hanging plants on either side of the stairway too. Another inexpensive way to help define the pathway leading up to your porch is with lighting. Solar lights lining every few feet of your pathway always sends a good impression to buyers. A helpful exercise is to pretend you are a potential buyer. How does the porch make you feel about the property? And don’t forget, you can always ask your agent what they think.
